Banks don't normally play with modified mfg homes, especially if not on foundations.  

I recently attended a meetup where the speaker said that if you buy non-performing note, you can work with the borrower to modify the note so they will start paying again.  

As of now, my strategy consists of searching Lafayette, and its adjacent parish's, sheriff sales, sorting for properties by zip code, and heading to the clerk of courts office to check for liens and any useful mortgag...

The MLS is on-line, open to the public in many locations.It is a modified mls, but does include photos, asking price, square footage, lot size, often the age of the building, views, what town it is in, and a description of the best features.You can sit at home, pick out a few that look promising, and then call either your agent or the listing agent to make arrangements to see it and get more information.The seller has a contract and you should not be able to go around the listing agent, so it doesn't hurt you to call the agent for info.

Don't structurally modify it for resale and also for future renting to a family.Then continue looking for larger properties and better neighborhoods to buy in.

After I complied, they then proceeded to make the changes they wanted to it (I use a BiggerPockets Ohio lease BTW).I thanked them for their interest in my property and promptly and firmly declined to modify me lease in any form or function. 

If they aren't, you can always modify the agreement. 

You can negotiate or modify from there-your choice.
