It's miserable, and I put it off way too long, which just resulted in paying 2-3x what I borrowed in the first place.

Even if it fails miserably, you'll probably still have most of your money left when it is over.

Simply because pulling up anything glued down later on is miserable AND there are just too many other options.

As @Jay Hinrichs recommended, I'd try to track down the owner directly and let them know you're trying to submit an offer but their agent is failing them miserably. 

If you want to truly improve your odds of success starting out work hard, save every penny and when you have actually have real money invest it.If a investor does not have the discipline to work hard and save their own money to invest it is unlikely they have what it takes to succeed. 9 out of 10 will fail miserably but you seldom hear from them on investor forums like this one. 

I am incredibly miserable living here. 

Why would you think mailers is a good idea when 90+% of EVERYONE that are doing it fail miserably at it?

I feel balance is key here, obviously don't spend it all each month with nothing to show but don't be a miser either.
