Out of curiosity, what are your plans for the land? 

I call this dumb debt: Quick note; the deferred sales trust can save a failed 1031 exchange( cost zero to have this option, nor does it take any of the identification property positions) (It's wise to always have a back up plan)More on Dumb debt.

Also, I plan on purchasing this property with cash.

I'm currently reading David Greene's book on BRRRR and was curious about how you all go about planning or visualizing added rooms to potential purchases. 

As with any business plan, the pro forma is only one page.

If your properties are highly appreciated I would be cautious about selling them without doing any tax planning.

I plan to use BP tools for finding markets, deals and team members.

If you plan on buying and holding in say a great pm company. 

Pros include securing the desired property and strategic planning, while cons involve higher costs, financing challenges, and complexity.
