I've started an eviction on a tenant and was seeking a money judgement.

I was looking to purchase a property, but based on my county's Tax Delinquent Data, the house has been set to a judgement date that recently passed.

We get short but strong rains.

Each state has different rules on how you can go about collecting the judgement so you would have to look up state specific laws or speak with an attorney. 

Ex husband wife had some quit claim deed transfer that never went through and now the ex husband has judgements against him.

All went well until we started to discover things that were not disclosed. to make a long story short, the seller and broker both knew (have proof) of converting a aerobic field into a parking lot and leaving the aerobic system in back of the property which fills up with rain water and leaves my sewage system useless. they literally abandoned the sprinkler and pump system and covered it with material. 

if it goes TU it can take years to foreclose.. if you feel you need to help him just give him an unsecured prom note.. no defense to that if he does not pay and you get personal judgement quickly.. just check to make sure your not violating usury laws in your state..   

His neighbor with also 10 acres of ONLY land sold for 60K a few months ago...However, the seller has a judgement (close to 200K) that's gonna go in effect on the 18th.

The architectural style of the house makes it challenging to put gutters around the front roofline  due to some overhangs ( 2 on each side of the house that goes straight out in a rectangular shape like an inverted U shape but with sharp straight corners and there’s 1 middle overhang that’s like an inverted V shape that is also attached to the roofline and come straight out of the front so  rain water will come from those as the overhang covers a portion of the front and will kind of serve as an extension of the roofline.
