I have an ozone machine on hand, and if there is no same-day check-in, then it's easy to solve usually. 

The right wholesaler that knows how to properly calculate a SOW (scope of work) to gain the rehab budget, generate an ARV from local comps and not want to get rich on every deal is NOT easy to find....but, they do exist.

if you can tell the future with 100% accuracy sure it would be an easy decision. and yes, for some buying down a 1-3 points can absolutely make sense.  

to make this workflow smooth.But as usual, software companies don't make this easy on the end user.

Its a great place to get started and get into some great investments but its also an easy place to get burned!

It is also easy to understand why.

Ron, Thank you for the input. i like the car check thats something quick and easy to see as a indicator of how they maintain their lives/ belongings. 

Easy to buy, not as fun when you sell.Might also study up on CTA....no more shell games....My guess is you need to hook them up with one of your great attorneys to get them an LLC and also find them a bank that will allow them to open a bank account. 

That sounds pretty easy.
