As to your insinuations that because it is happening in Africa it influences my position, nothing could be further from the truth.

The builder may or may not have had problems but neighbors may have raised heck or collectively made an offer purchasing an interest in specific lots to "protect" the homeowner's property values.A trick of builder developers is to build nicer homes first, then infill latter with cheaper homes allowing the nicer home to influence price, they also add commercial later on as either depresses value of the nicer home built first.

We're slowing selling off and focusing on one area where I can also start to influence lease rates, and property sales.

I think what they were getting at is that some Realtors have more influence and preference as to getting bids accepted. 

I live in orange County CA and California ends up influences a lot of other markets for this reason or they flounder until they can get to a level of experience that they can make $$$ in California. of course everyone has their own opinion on this.Good luck to everyone.
