Those usually fly off the shelf on the foreclosure auction.I think you will have a hard time finding a decent deal there, because there is a lot of interest. 

Any surface that a child could conceivably get it's mouth around can not be made intact (painted), this includes anything that sticks out more then 1/2 inch like stair treads, railings, balusters, columns, shelves, shelf supports, counters, fireplace mantles, window sills, baseboards, pipes, door/window casings, and pretty much everything else that could stick off your wall.

These are what I like to call recycled product ( Quote by "Jay Hinrichs") , which usually has a 5 - 8 year shelf life.

An accounting or finance major can tell you why these flippers don't use their own money - the rate of return on their investment is infinite, as opposed to fixed, while the risk/reward ratio is inverse.  

The relative was constantly late with the rent, so my father in his less than infinite wisdom let them pay the mortgage directly to the bank, being that it was the same amount as their rent.

How confident are you that it will fly off the shelf at $290k?

If it has more than one bedroom, a tub will be better- families with small kids like tubs.If it is just one bedroom, either, but build in one of those nifty shelf deals down low so a gal has a place for her foot while she shaves.  

The only people claiming you can do it are the guys asking you for $1500 to sell you a shelf corp or seasoned line of credit.

Just because an area has a ton of available properties just like mine, doesn't mean mine can't sell quickly...Maybe those other properties are just way overpriced, and if I price mine appropriately it will fly off the shelf.

I also believe that seo should not be put on the shelf either.
