Area, tenant use, tenant credit (i.e. only Moody's BBB or better guarantor credit).There are a lot that can vary in NNN, just like any other real estate.You have market risks: FL has another hurricane coming, CA has earthquakes and wild fires, the midwest has anemic population growth.You have some location risk: is building on hard corner with signalized access or buried mid-block with no turn lane?

Downfall to some DPA's is they require you to own the home and not sell it or refinance anywhere from 2, 3 or 5 years depending on the state.I have seen people use a DPA and after they purchased the home they did some renovations and the home increased significantly in value.

Pierce that corporate veil like a water balloon.I have a few buildings and each with 4 or less and hence residential investment loan. i agree and have come to the conclusion to increase the liability insurance by 500k. 2nd- buy an umbrella insurance from the same/different carrier.

interest rates going down, would increase demand for goods/services, thereby increasing inflation.That's the theory anyway, but supply side inflation can be plenty dangerous as well.I think the 2024 outcome will just continue to benefit property holders, if you already own, just sit tight.

Also, if you go into the BRRR strategy to add more properties faster, every time you get rent and make a payment, you’d still be paying off the loan which is increasing your equity so it’s like a savings account that builds itself.

We will have to increase density tremendously to have any sort of chance....but that is a very unpopular option.
