Salado is a small, sleepy touristy town but has an actual identity (and there's a great glassworks you can visit there).

I have 2 almost identical triplex apartment buildings.Both have 2 very large framed / screened in from porches.

Unfamiliar with this situation, I am looking for advise on how to make a concession in the contract to allow for the theft, unsure what happens if they back out and leave me a heavily altered house.

All of this provides the public with more protection against major theft or loss of funds.

The state may ask why you didn't try cleaning the walls first, but that is a stretch as the state is broke and doesn't even prosecute theft.

If you take two comparable homes of equal quality, condition, age, features and location but differing sizes, the smaller home will invariably show a higher value for $/sq ft.That number is somewhat useful in a development where there are cookie-cutter homes that are identical in every way, but unless the development is new, some will have been upgraded and/or updated and others will not.Your best bet is to get contractors in to bid on both a gut rehab and a tear down. 

I'm in Vineyard not too far from you and finished up the FT MBA at BYU in 2018.

The advantage was someone was paying the utilities, keeping it safe from freezing, theft/damage & preventing feral ghetto rats from breaking in.
