The skinny...you won't get that answer till you own it. 

If you have the right subfloor for tile, or are willing to replace what you have with what you need (plywood, hardibacker, additional labor), tile is the best product.Search youtube and BP for installation tips, but the basics are:-level, 3/4" subfloor - no movement (sometimes requires shimming or replacing joists)-layer of hardibacker or cement board -plan and play with your start/end points and layout with tiles before mixing any thinset/adhesive-aim to avoid "skinny cuts". try to have as many whole tiles and half tiles as possible-for floors: use a thinset (mortar based) product to adhere tiles to floor-for walls: use the thinset OR pre-mixed glue adhesive to adhere tiles to wall-after proper dry time, mix grout and apply to all seams.

That's a pretty skinny margin and if something were to go bad (like hvac or a roof), your profit is gone.  

For me, I have another business outside of RE I spend most of my time in...so sitting on the phone calling realtors for skinny deals is a waste of time for me. 

So I've never had a blockage since doing this type of rehab.With 2 daughters I've pulled a lot of rats out of P-traps & their 2" shower drains P-traps at home & in their current homes.My days of climbing under vanities & kitchen sinks are over but then again I'm not as slim & agile as you.Yeah, skinny slumlord me...thanks, Pat.

like Zillow and offer pad and such.. just curious.. seems like lot of capital to tie up for a super skinny to high probability of you actually losing money.

Those tall skinny guys can run fast and generate the kilowatts....... : ) In all seriousness I do Love the site.

We can be fat, skinny, short, tall, multitude of skin colors and nationalities, and have all kinds of things against us and yet still succeed.

I load them to my iPod & listen while I'm sawing, sanding, hammering, drilling, painting . . . helps me realize there's light at the end of the tunnel!
