Another tip: I think if your schedule and time allows it, go and stay at the property for a night or two.

Usually, they take care of exterior maintenance and upkeep plus you have amenities that you can advertise to your tenants.

It allows us to be picky on who we rent to and pass on those who would seem to be PITA or a risk for not taking care of the place.
