This tenant has always paid rent so there is no rent I am looking to collect at this time.

Personally I consider it to be more of a entry level neighborhood for first time home buyers and a blue collar neighborhood for long term renters.

I was thinking about that as well until I came across doing a trust instead, so next time I'm just going to setup a trust and take that route and have someone else mange the trust while using my llc to protect other assest

A lot of 2-4 unit properties that have been owned for some time are rented below market rates, so keep that in mind when looking.
