Typically in commercial leases there is a non-compete clause.

They now freely admit the transaction throughput flaws I pointed out when Bitcoin was in its infancy.  

The 1% rule is one of the most flawed underwriting techniques anyone can rely on.  

We typically do not lock our cars.  

Typical retail lots sold on the market for $55-60k a piece, an off market lot from a wholesaler usually come in around $45k a piece.

But what I found ironic are:- Andy, who has been working full time in RE for 4 years, are finally going to make $50K passive annual income from rental (with a flawed net profit calculation that didn't income vacancy rate, maintenance fee); and he said after attending the $39,500 program, he paid total $80K--poor Andy didn't even make his initial investment back after four years and yet they are demonstrating him as a success case.- In fact, Andy is now a "trainer"--which seems to me, training is their stream of income, not real estate- Andy revealed that he found his deal leads through words of mouth; what's ironic is the instructor kept on selling the importance of the company's Elite Success Software and told us we can't make deal without itInstead of teaching something, they spent the whole third day (at least until 1 pm when I finally decided to leave) selling the program.

But this also typically requires existing relationship before they will start bending their "standard" underwriting rules.

Typically  issues are raised when the exterior is not kept up with / parking on grass / garbage in neighborhoods where everyone takes pretty good care of their homes.If you keep it clean and run a tight ship, you should be okay most of the time.

I'm only guessing but based on what some of the local project managers were saying is that a typical family of four that was paying for a three bedroom cabin decided they could get by with a one or two bedroom with a loft or a pullout sofa so the demand from the larger ones went up.
