I have a 38 unit mini-storage building under contract.

If the furnace had some specialized function, such as in a climate controlled self storage facility, then it could be a 5 year asset. 

I am looking at a 160 unit storage unit complex.

I'm going to make a huge number of assumptions and I want to be told which assumptions are wrong and what the right way of looking at this is.Say I invest in an apartment syndication or storage unit or mobile home park or something like that.

They put it up on a tablet if in person, and it not only makes them look 'cool' but less paper, easy to reference, data storage for waiting lists, and you can always print the application if need be.And echoing @Christopher Giannino We charge whatever the credit check fee is, and apply it to the 1st month's rent if accepted. 

So i put my rentals on market and learned commercial RE (self storage).

Storage locker, lumber yard, restaurants showing they helped these business owners to prosper.

An exception would be if the A/C or furnace had a specialized purpose such as in a climate controlled self storage facility or a restaurant walk-in freezer.

And don't want to put in irrevocable trust as we may want to sell  in the future.....The only other option I have found is to put house in partnership (wife and I) LLC's name on the basis of this is our "office" and tool/equipment storage for other rentals in a separate LLC (weak if it ever goes to court?)
