That is a fantastic return for our area.  

Mark Weeks is a fantastic attorney, but I like getting a little bit more attention and building more a relationship with these folks.

But one we rehabbed/flipped for +$80k net, and the other is a fantastic town home site overlooking downtown that I'll either develop myself or flip to a builder for $40k or so net (we've currently got the existing structure rented to be cash flow positive and bide us some time during the redemption period to decide).

@Robb Spearman I couldn't agree more;  DSM and WDSM are absolutely fantastic.   

And thus I focused primarily on properties I could make into Class B+ or Class A.  700-1000 for a 2 bedroom, 1250-1500 for a 3 bedroom, I also tried to keep rents at levels that are realistic instead of fantastic moonshot projections.I never felt my rentals were ever going to be massive cash cows, as I generate around 0.85-0.9% of my portfolio cost in monthly gross rent, but I am happy with it and as are my tenants.
