Mark my words though the 2020-decade will be as transformational, transitional, and pivotal as the 1940s.Bottom line--appreciation is where the money is made, consider cash flow a defensive play and way end of the chain of the reasons to invest in physical RE.

Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.

I am a fairly new accredited investor myself but I read the note from front to back and understood the risks.

I have seen that play out as well.

@Dennis Boettjer, I will echo's Brian's comment and add: also take a look at some of the threads in the Syndications review forum: https://www.biggerpockets.com/forums/960I do not mean this as a "here are people to invest in or avoid", as there are some groups going through current issues that, personally, I would qualify as fairly strong syndicators, overall.  

So this is actually fairly straightforward... 99% of houses don't make good rental properties - your original primary will not make a good rental. $2900 (mortgage payment) - $2500 (projected rent) = -$400 (monthly cashflow).

Alternatively, there is a fairly limited supply of people needing laundromats, hence the reason you don't see them everywhere.  

These days, I've backed off a bit because a bunch of my systems have closed so just waiting for the next big hack play.
