I know I need to hold the security deposit in an escrow account.  

Cameras, security system, motion lights, cage lock on hvac, etc.They were stolen cause it was vacant and had a for sale sign.   

I cancelled their contract and when I asked them the security deposit be mailed to me in NJ, they sent the security cheque to some address in Philly.

He collected first/last/security payments prior to move in date and was never heard from again.

More people see your property, the higher likely hood of securing a tenant in a quick amount of time (all things equal).

I basically just told them when they moved in that any drama that may arise from them sharing the house is between them and has nothing to do with me (as long as the house/people aren't being physically harmed).If you do end up renting to veterans I think your best bet to ensure everyone gets along is to just make one lease for all 4 bedrooms.

I am not looking to make major improvements, but I am looking to enter and secure it.

@Francisco Ruiz ensure that if you are obtaining financing, you ask/ensure with your lender that they do not have any issues with the fact that the property you are acquiring may appraise as "rural."
