Sharing with this forum - today's featured article I wrote for BiggerPockets all about DSCR Loans:In recent years, a fairly new loan product: Debt Service Coverage Ratio (DSCR) loans, has become enormously popular with real estate investors.

The unpaid rent judgement wasn't enormous, a little over 2k.This tenant turned into a total nightmare. my worst in 15 years of owning properties.  

This is putting enormous pressure on the few insurers left to raise rates just to stay solvent. 

You can do both at once, just be prepared mentally for the enormous amount of work you will be putting on yourself by trying to learn and master two things at once.

I know in Dubi they are building Land buy pumping up sand from the bottom of the ocean and redirecting it ..i imagine the cost is enormous ..

You don't even need to bring any money to the deal but you could potentially receive a potential of the acquisition fee, equity in every deal they do, cashflow off the rents, tax benefits, a percentage of the sale profits, aaaaand get your name written into some enormous million dollar acquisitions (which will lead to much much more than any of that cash). 

The amount of mental freedom I have already is enormous thanks to my REI.

@Jamie Kammers - here's what I tell our investors.1)  Real estate investing is enormously lucrative over your lifetime2)  However, you need to learn how to do it well3)  Do it the best you can each deal - but don't delay. 

That was a huge help as a sanity check before I started buying: while I know my market inside/out from a renter’s perspective, speaking with other STR owners about their XP in my target market as owners was enormously helpful for cross-referencing data dashboards and existing inventory rates against others’ real world XP in that market. 

They also treat everyone with respect which I think has built enormous credibility.Jumping off my soapbox now :) Don't forget tomorrow is Mother's Day!
