If it drains well and is in good shape, it can result in lower ongoing maintenance cost than a septic system.

Since I’m moving out of this building into another duplex in south Portland I have fears of not being available to drain that area in the event of a flood.

Can't find the 12" auger bit so are stuck with the 8" bit. 

I didn't comply with all the demands but it drained me.

I would also look for a house that is not a maintenance drain and do you really NEED to spend $30,000 NOW to furnish?

In a case like this, a small issue can develop into a major cash flow draining repair.Therefore, taking a preemptive strike, I would make regular inspections a requirement in writing within the lease and make sure that this  requirement is specifically discussed up-front before any potential tenant signs the lease.For the landlords/property managers out there, what is a reasonable, recurring schedule to do regular inspections on a rental or occupied property?

If this is pier and beam foundation, cost is lower than slab foundation due the cost to tear out concrete to put drains in and their location to the laundry room.Adding a second bath would increase ARV (After Repair Value) but by how much, would depend on comps that are 3/2 or 4/2 also depending on where you move laundry.

In my area tree roots can get into the drain pipe and clog the line in a matter of days.
