I'm in the Norwood area (with 3 commuter rail stops on the Franklin T Line) and $5-6 might buy you a smaller/older multi with 2-3 units.I would highly recommend you explore the Franklin area (Also on the Franklin T Line) as property prices are lower, there is a bustling down town, there is a growing college and there are is a large office park.

All tile floors setup to be very low maintenance. old bIIldIng but most of the major work/ repairs have been done.Building is very near a redeveloping area, in 5-10 years should be a much nicer area of downtown, but they will still be low income apts.Its unique in the fact that it is surrounded by new buildings so it is its own ecosystem, if that makes sense.. problem is that ubless you dropped serious money into it its always going to just be what it is. low income. very small spaces, would have to empty entire building drop 100s of thousands on it and re rent with new image..

For instance in Little Rock AR, a market that I am active in, I like the areas that are just west of downtown because there is a river to the North and a freeway to the south and not much infill land available.

@Simon Stahl demand continues to be very strong, but I can only imagine rents coming down a little due to all this new supply...at least in the Class A space, downtown, Lake Merritt, etc.
