Great Post Samuel,I would first recommend looking for property in you local area because just getting started it would be a pain to drive to distant areas or even out of state to visit the property if you plan on managing a flip project or rental property yourself.

It depends upon how far back the title company searched... if such an agreement was entered into 60+ years ago by some distant owner, the title company would probably not have found it.
