I am taking my time to make sure I'm not missing something and the deeper I get into it the more I am learning.  

@Ali Boone The reason why I like sites like this is because there is no emotional attachment to the person you're speaking to.

In my current situation I only have the ability to do one deal per year so I'm exploring the idea of using a HML to buy properties quickly and at a deeper discount.

This helps remove emotions and creates a common language for you to understand each other.

I was a fair but tough landlord, but I always had to battle my inner emotions with various situations.

A lot more stressful when you have a vacancy and you still have to make mortgage payments....sometimes it plays on our emotions and doesn't allow us to make good decisions on tenants and other things.Good luck!

(I'm not getting emotional, I just came in late to the bidding process) Basically, while I was getting quotes on repairs, we missed the fact that the auction was closing. 

I even get a tad emotional thinking about it because I just want the best for this person and I fully recognize that this can be life altering if handled correctly. 

lol15 year has no real benefit other than feeding an emotional trap that makes people think debt is bad.

Take the emotion out of it.
