I gotta be honest - I don't think this makes money - high cost of materials, high rates relative to the last 15 years, probably not looking at much appreciation (I wouldn't expect the last 15 years to be the norm), lots of competition (there are a few brand new high rise condos going up), gulf shores is just down the road as well.

They're an important clientele for short-term rentals so being easily accessible from the capital by road is a big plus.If you exclude Mexico as a Caribbean destination, the Dominican Republic is by far the number 1 tourism destination in the Caribbean and that's unlikely to change anytime soon.

You will be playing the appreciation game for the next few years, however once rates drop again, you can refinance and be cash flowing too. 5 years down the road, the ones focusing on location will be the big winners.

All great, however, when we ran her background/credit check through Tenant Check LLC it came back No criminal, No eviction, No SO records but it literary shows ZERO credit.. no CC, no car payments , no nothing.

If they refuse to move out, evict through an attorney.When I tell tenants to leave because of lease violations or criminal behavior, they read the writing on the wall and move out 80% of the time. 19% will stay the full 30 days, or close to it, and then move out.
