Cozy property management system will allow you to accept rent via CC, and not incur fees. 

I heard about Cozy on one of the BP podcasts.

Companies like Cozi and others offer easy screening and payment options that allows you to not have to juggle as much (and stay focused on your goals)

Our PM software (Appfolio) allows for rent to be paid by credit card (as does most consumer payment software like Cozy).I see a lot of people giving advice on their new higher qualifications and would ask how much vacancy they are willing to have to find an applicant that may never come along. 

It's my belief my disgusting tenant lives in solitary confinement by choice in his room 24-7 with headphones on and never leaves except for food.

Question for Cozy users.

Five kids sharing 2 bedrooms (assuming none are in the bedroom with the parents) would be cozy.

This would be within the normal confines of the law, and would at least reduced any of the above mentioned risks. 

If they like the property and want to move forward, I run a background check through one of the services (Zillow, Cozy, or Lexis) call all their references and prior landlords and usually pick the one with the best income who has no evictions, late rent payments.I also hold out for good tenants.
