The realtors job is much the same, spending countless hours meeting the home inspector and whoever else and multiple phone calls getting one issue after another to make sure the sale actually does close (which they often don't!)

That sense of urgency, sticking to the general rules of thumb, having a good sense of the whole process from start to finish, and the forums here to ask any questions I had when snags came up, gave me the confidence to move forward.I did however read countless books and spent many months on the forums asking questions like a madman prior to that.

You can read countless books, find mentors, attend seminars, etc to try and prepare yourself for the "cold water" , but at the end of the day you are never going to fully get it until you take the first step.

For two years now I've done nothing but waste countless hours researching local properties, going to see various properties, and wade through this huge stack of prospects only to never pull the trigger.

Do you really think they are going to spend countless hours and delay their payday by a year or more trying to pierce your corporate veil and attack your $100k in equity to make an additional $30k?

I definitely have skin in the game, like my life savings, but I had to go to family members and present a plan of action and was countlessly turned down.
