They could not find a comparable home in the area for a family whose house was destroyed by a fire. 

MTR is less hands-on compared to STR so that would help with the guest follow up situation. 

Where do I find the stats/analytics to compare if it would be more profitable to buy storage units/qualdruplex/residential, for example.

I was trying to find who can help me out I was thinking about an architect that’s a good idea most of them only seem to do big projects compared to mine but I will look into that Facebook group as well appreciate it!

@Timothy Blackman- thanks  ...get some referrals for lenders from friends / co workers ...contact them all on the same day with the same criteria and ask them any questions you have and  ask for some scenarios ...compare the  feedback and service they provide ...pick one lender to get pre approved with ,,once you have a property - contact all lenders again for pricing options for the actual loan you will need ...hopefully the lender you chose for pre approval will be competitive in their pricing ..good luck

When you start leveraging 90%+ especially with today's higher rates and the high cost of multifamily's compared to their rents, the numbers turn upside down real quick.

If you wait 2 more years there and it appreciates more, you may have enough to sell it, get the bigger house, and have some leftover to invest into a purposeful investment.

Very comparative to purchasing something myself, yet total freedom.
