My first experience with an HOA, the homeowners were so upset at the HOA, they had to hold the Yearly meeting in a Church with armed Sheriffs present!

They say that kind of s*** in some churches out there.

I have a tenant that is occasionally getting help from her church, another from a local community group.

Underwriters will gladly approve loans that leave you zero each month to: contribute to church/charity, enjoy a stress-free life, take a vacation, etc., you get the point.Make sure you have your backup plan in place to bail you out if the hoped-for higher income doesn't materialize, and your monthly expenses begin to exceed your income (such as selling a vehicle that has a payment on it, maintaining liquid reserves, etc.).Sorry, not trying to lecture, but living without financial anxiety is priceless.

What has me interested is a general sale price of 150k when chatting briefly with the developer at church yesterday morning.

maybe sum up what's around the property automatically, so it's just a print button away - schools, stores, churches, etc...

We are looking for deals anywhere in the city (northside, southside, south of the Fan, westend, church hill, etc) and trying to learn about the process.
