I'm pretty sure it had to record to an SD card but this was 8-10 years ago, and I'd be shocked if they didn't have cloud recording models today.

@Sandra Ho, It sounds like you are talking about late payments on their credit report for things like credit cards, car payments, student loans, etc.

The common charge is 2 months of rent to break the lease.The tenant is going to move whether you like it or not and following the advice on this thread will likely get you nowhere.
