My experience.

You'll likely need a higher down payment if you can find anyone willing to finance something like this as a first time investor; many require some level of rehab experience at the very least.

Also, how do you factor or account for an area/town that experiences lots of seasonal tourism, compared to the town that does not?

At the very least you will want to have some general foundations set because with time you will modify processes and the learnings via experience you gain.
