The former point is a lot harder than people realize, go with someone to find the land they want to buy for data centers there's so many intrinsic properties required of it's tough cause it's finite-- latency requirements, infrascuture for cooling methods,etc.. 

Currently i am remodeling my investing propery to hold and rent, I am planing to start with BRRRR method. 

U know the ropes and are organized and methodical at the time I was making 20 loans or more a month to flippers in Jackson and simply could not be bothered to follow this stuff LOL.. 

Clearly, @Eddie Fernandez is going about it in a methodical way (with 2 years under his belt).

The guru methods of "Sub Tos" is not how we consult on assumptions. 

In an emergency situation you could always access the HELOC at 8%-13%.This emergency situation should be considered before the funds are accessed with either method, can you afford to have no savings AND be paying 8%-13%.

Are there any additional methods I may have overlooked?

This is not to say this is the only successful method of real estate investing, but as I'm sure you're well aware, with current interest rates and overall market conditions, sourcing and acquiring LTR deals is difficult unless you're going off-market.
