I have been studying, reading, scanning and contemplating this path for the past several years, and always said, I should try and turn several houses for a profit and see if we can make a go at this... 

So I love the 50% rule for scanning listings prior to modeling them in a spreadsheet.

It's been neat to get back into this project a bit, look at photos, review emails, scan this thread.

Most new investors want to scan the MLS, make offers and buy something.  

Riff raffs can't hide long in a small town, every body knows every body and there is no anonymity, so you'll have less of them to deal with.

who knows...... maybe if I change up the body of the autoemail to be more appealing to MOTIVATED sellers I would have a more targeted response?????

In SC, an owner occupied property is taxed at 4%, if it is a non owner occupied it jumps to 6%.

If this was your first investment, and you'd be looking at negative 700 a month, I'd really be scratching my head (and maybe even some other body parts) on that call.But the bottom line is that your business (i.e. other rentals) is paying for this one too.

I don't see myself using it if I have to turn on a scanner and scan documents in each time.Any suggestions here for someone "always on the go" with a lot of incoming paperwork?
