Is there anything in that price range in those areas that would be cash flow positive or break even at that price range.

If you can get a 30-year loan on it and still make positive income, as well as appreciation along the way, it will leave you with more for reserves and more for other investments.

I was able to negotiate a good deal because I was in a position to move quickly or walk away.

I question how much value above costs can be achieved.An ideal BRRRR has zero costs and has positive cash flow after the refi to extract the value add.  

I instantly researched them and have only read positive things.
