I don't know that there is a much bigger vetting process other than if they can pay for leads, but correct me if I am wrong.I have been on here for ten years and sourced hundreds of leads without ever asking for a single thing because all I do is show up and answer questions and add value.

Real estate investing meet ups (Bigger Poclets events and Meetup.com)- Both BP and meetup.com have a ton of opportunities for real estate investing and just networking in general.

For us in the PDX market we saw a little slow down in the fall but thats pretty much normal but the bigger builders are still buying land and still building at a pretty good clip..

If you can't find a single review, that may be a sign; albeit, some smaller lenders with their own fund or private money may not have a ton of reviews versus the bigger lenders.

It’s rural but within about 45 minutes drive of three bigger towns.

If you have a solid tenant lined up, like say Bigger Pockets HQ (yes, I put 2 and 2 together there, I'm sure you have too :), or some other business you  or someone you know personally runs, I think it's a no-brainer.
