Does anyone have a set of questions or things they think through or scripts or anything that helps them approach, talk to, and close on deals with homeowners when they approach them directly (whether through mass marketing, driving for dollars, or otherwise)?

Its a 3 hour drive for you and then you have to hire a PM to manage!

While state marital property laws differ, there are 2 basic categories.  

I found this property while driving for dollars after leaving the local barbershop/garage shop 🤣.

I used to invest up to an hour (drive) away, now I’ve shortened that to 20-30mins.

It sounds pretty basic and bare bones to do MTR in Phoenix versus what else is most likely out there.

Of course the worst case is actually getting lawyers involved and I wouldn't go that route I just wanted to make the basic contract law argument about the PoA's limitation. 

They can handle time-consuming tasks like lease renewals, tenant correspondence, and basic admin work.

My tenant is complaining that it's driving unnecessary attention from the neighborhood to his home and wants us to move it.
