There are DSCR products for those scenarios, but they generally price worse than regular DSCRs.

Given its age, we’re planning for a roof replacement and two new AC units within the next few years, which we estimate will cost around 15 - 20k in total.Our single family rental, built in 2020, is newer, so we don't expect major repairs anytime soon.On average, the duplex runs about $400–500 per month in maintenance and repairs (including significant repairs like AC replacements), whereas the SFR averages under $100 per month.

So many unknowns and very difficult to base it on average sq ft pricing.

I've tried some hard money lenders too but they don't seem to have a product for self storage where there is no current income coming in.The kicker is we've been able to negotiate the price down from 400k to 300k because we know they're trying to get their cash out and they told us they couldn't get a loan either.
