Aloha,Our rental agreements are pretty clear that tenant is responsible for repairs or service due to misuse, or damage caused by tenant or their guests, including clogged drains attributable to the tenant.

On a large scale, office and retail as maintenance is pretty simple and I've personally had good tenants who paid rent (obviously this is attributed to location, quality etc). 

Although most real estate markets around the country have been running higher prints on a sustained basis, I actually think this is more attributable to lower interest rates. 

I love Columbus - it has so many great attributes (affordability, demographic growth, reasonable supply pipeline)!
