Since you've owned and lived in this property for 2 out of the previous 5 years there may indeed be some advantages to holding for a period of time and then selling and doing a 1031 since you'll be able to take the profit attributed to the portion that you live in tax free.  

There are plenty of Cape houses that do not positively cash flow, but through strong local knowledge and targeting very specific attributes, this has become a great house that we enjoy and will get better every year.

That means you will be stuck with a tenant pool that dose not have these attributes.  

However, in North Carolina MHPs are very good long-term hold assets provided the right  market attributes - a growing population, stable employment and a restrictive land use code (high entry barrier for new MHPs). 

The decrease in condos I attribute largely to the numbers of people, shared pools, elevators, etc.

Aloha,Our rental agreements are pretty clear that tenant is responsible for repairs or service due to misuse, or damage caused by tenant or their guests, including clogged drains attributable to the tenant.

On a large scale, office and retail as maintenance is pretty simple and I've personally had good tenants who paid rent (obviously this is attributed to location, quality etc).
