If you were in NY, CA, or one of the other states enacting anti-landlord laws, I would say investors are jumping ship. 

There is no "standard" commission, everything is negotiable thanks to anti-trust laws.

We though the same, but it seems more and more laws are coming out anti landlords in general, add prop 19 to the mix is a disaster for mom and pop landlords.

Anti-veteran discrimination is rampant among Realtors.

Finally, if the area has anti STR sentiment (City of San Diego is placing quota on STRs) it could be a poor time to enter the STR market.Good luck

You won't be able to monitor anything, so nobody will bother you for information.They are capable of being strapped to something with anti-theft straps or in secure boxes, but you still run the risk of someone stealing it, not replacing batteries, or other issues.The best solution is to hand it to a PM or sell and move your money to a safer market.

It didnt't come easy.You may want to call a realtor and ask if they have an inspector they could recommend.Know that you're starting off with all the proof that your property is solid.Even with the best lease, California is full of tricks and anti landlord legislation.Join a landlord orginization that can help you with a basic lease.Fill it up with all the rules you can thnk of.
