I am using a company called IPX 1031 that an attorney I used in a previous closing suggested. 

I am using First Equity Funding but found other ones as well.

Say I am using the year 2016, lets say there was $10,000 annual cash flow, and the equity increase that year was $20,000 .. how would I go about getting the "accumulated equity prior to year"?

I find it amusing that people SAY that they honestly believe that a total collapse of the economy is coming, yet they continue to buy/hold property and stay put in this country.

I find it amusing that sponsors think they're "crowdfunding" by begging a platform to list their deal.

Great advice, I am using my licensed and insured electrician, and as @Ben Miller mentioned I will have them sign a liability waiver.

Here is what I do when writing offers on bank owned properties using hard money:I definitely let the listing agent/seller know that I am using a hard money loan to purchase their property and include a letter from my hard money lender.I structure the deal by waiving the financing contingency to show that I am serious about purchasing the property, and that my only contingency is a home inspection.
