Or get cheaper cabinets but then add in some of the accessories, i.e. pull out shelves, no slame hinges, etc...Some higher end MDF the average person can't tell it's not real wood.I NEVER go to boutique, specailized stores for anything as they are always higher.

Close to colleges, hospitals, shopping, great schools, etc.Lately, we've been throwing around the idea of creating/building an accessory unit/small cottage on our land and renting it out like a regular rental.

A common one is adding an accessory apt onto an appropriate single family (with all the right permits and licensed workers) or maybe just buy a sf with an apt or aim for a duplex.

Then I'd look to a valuation that is similar to a home plus accessory unit, or combine an average cost per unit for something similar to townhomes.  

If you know of a fraud and benefit from it then it seems you are an accessory.
