I did email the appraiser Saturday morning and explained my concern with a detailed list of work that was performed at the property, such as the new roof and all the upgrades.

My concern with POL's deals is the quality of assets and location, including weak foreclosure states like Illinois.

You can find all the contractors you need -- just go to Lows or Home Depot 5:30 in the morning and talk to the folks buying material for their next job - negotiate Charles 

One more note, our real estate agent even mentioned how my wife made a very good impression on the sellers agent with her call in the morning regarding the property.

When that investor went inside to view the property, I had to make a decision on whether to get in a bidding contest there, and chose to reiterate to the owner that I could provide a Wells Fargo bank statement with funds necessary to purchase the property (not fictitious) and that I would give a call back in the morning.

Good morning as a new  Real estate investor my question to anyone who wants the answer is how do I go about starting an LLC or Corporation in order to run my investments through them as well as where would I go to secure some capital to get started ?

I know I would not want to live next to a vacation rental that rents to 20 or so people at a time and the pool party is still going on at two in the morning!
