You can build up goodwill sending grocery cards at Christmas, having a mini fridge to rush over the moment there is a problem, giving rent credits, etc. and it will mean LESS THAN ZERO as soon as you have a late fee you expect them to pay, a pet that you cannot approve, anytime the rent goes up, telling them they can't paint the walls and ceiling the color they want... then you are the scumbag landlord.

A prospective tenant views the apt with me, and I tell them "What you see is what you get, aside from a good cleaning, if you were to move in here, this is how you would get the apartment" .....then they move in and it's "what about this little paint blemish on the wall, what about that 1 cracked floor tile in the kitchen" ......I shut it right down.

Many, many people on podcasts only have a few years of experience (not all, but like @Jaron Walling notes, you can save yourself a lot of time if you skip over the people on podcasts that have only been investing the last 5 yrs or less).  

The walls are open so now is the time to install a wired system. 

Now the tenant is claiming the smell is back and is likely due to water getting in the walls from the toilet that was fixed and he wants the walls gutted and repaired, because he feels there is mold there.

Get the floors and trim done, then let the painters do their thing.Are you moving/deleting any walls?
