You want them to be motivated.

We certainly stay involved to assist our clients however we can.It is important when reading responses on BP to understand if there are any ulterior motives or biases in responses as I'm sure you know.

Definitely motivating!

A sellers motivation to provide either 100% seller financing or subordinate his equity in a second lien note are (1) obtaining a significantly higher sales price, (2) selling a unsaleable property usually because of its condition, location, or because the property can not be financed, or (3) creating a loan with a much higher than market interest rate. 

The key is to communicate clearly, dispassionately and to use keywords that represent a serious consequence to motivate them to change.

The seller had stated in the property description that they were doing a 1031 exchange so we knew they were motivated.

If you have the time and motivation, do it.
