I think it's a combination of everything, being people renting not buying, jobs, not much new construction, the  millennial theory, etc.

And even though the pop has been slightly declining, many millennials have been moving to Cleveland, which I see as a good sign. 

Millennials do not like to gamble but do like to spend money eating, drinking and dancing.  

Millennials are moving into to town and older home owners/tenants are moving out.

Us Millennials love being on our phones so i figured why not just use Venmo and it’s worked great so far.

As a millennial, I also hear that several fellow millennials are moving into the Morristown area.

.#1 would be consumer preference, Baby boomers have the presence of living in the suburbs, millennial then came along and had the preference of living near the CBD, however with businesses not being in person will that change?
