In my experience it is better to book your hotel at the conference venue, but if you are on a budget there are good hotels in walking distance. 

I've been attending some new venues that would be cool to have a meetup at.As far as Airbnb/Short Term Rentals in the Atlantic City area, I've been getting a consensus that the Chelsea/Downbeach area of Atlantic City is a good spot but a lot of airbnbs are in Ventnor/brigantine.

As I get more experienced, I would like to consider other investing venues such as private lending opportunities, investing in rental properties abroad, investing in historic homes.

Sloped floors make amazing event venues 

Social media is an affordable venue to reach potential sellers (and get names for buyers as well). 

One of the provisions is that a realtor is expected to act in the best interest of the client.While I agree with you that there are plenty of terrible PMs and as you say “naive, penny-pinching owners” I find this venue valuable in posting various issues that interest all sides.

All that aside, it seems location would be a key factor, the closer to downtown or major tourist venues would seem really important.

The bike trail connects Millvale to downtown and a couple popular breweries/concert venue located in the neighborhood that attract people from other neighborhoods.

Our rural county is lax, our next county is very strict now as overdeveloped.Visit a similar venue near this one to see what they can advise on issues they were blindsided on.
