Hi all,A little introduction...I am currently a professional soccer player for the Vancovuer Whitecaps of the MLS in my seventh season.I have spent the last couple of months reading and researching real estate investing.  

Door lock, detector batteries, other consumables, replacement of damaged or disappearing items like pool towels and linens, replacing blown out screens (I spent over a grand just on screens last year though we did have a freak huge hail storm).

I spent the bulk of my career building a portfolio just to wind it down eventually and become a "K-1" investor.

You've now spent $15,000 between buying and selling it just on fees.  

Sometimes they advertise a 9 cap but then the OM reveals that it's a projection, and they also show the P&L, in which case I'll go off of the in-place P&L to arrive at cap rate, which might be 8%. 

From my knowledge, STR is allowed pretty freely in Cape Coral, although I've only spent a bit of time looking into this route.
