Ok thanks  I finally figured it out, it lists all the HUD homes in the results but shows you a map that none are available GNND in light blue. 

I'm finally in a group that is closing frequent deals now so things are finally turning around!

Although the intention of the HELOC is discretionary access to capital, the final purpose is usually for long term reinvestment or portfolio expansion.

And then, as you mentioned, order a follow up "final" inspection - that we use a 1004D to complete it on.Hope all of that makes sense but feel free to reach out with any questions. 

I finally found one at 20% higher than I was paying, but with a higher deductible and greatly reduced coverages (loss of rent from one year to 3 months, liability from $500K to $300K, everything else cut or excluded).Personal opinion (I work in insurance) and those of pretty much everyone I've spoken to in the industry feel we are at least a few years away from anything softening.
