Multi-unit dwellings are allowed to add an ADU in LA now, without owner occupancy, but I'm worried the R-1 zoning may limit my ability to add a standard ADU (I don't want a junior ADU as I'd like to move out eventually).

If you decide you want to record the lien after closing, the 1st lien holder needs to know and also you may not be allowed to take out junior liens, so asking about that before closing on your 1st lien would be a good idea.

@Lia Locarnini Typically, you don’t care if there are multiple mortgages or liens on a property......as long as it is the First mtg that is foreclosing, the other junior liens get wiped out.

If there are junior liens the 1st position lender often will not offer enough to them to satisfy them, so....the buyer needs to understand they may have to kick in additional money to satisfy them, so structure your offer accordingly.
