The methodologies and processes are rather universal, with some differentiation on the implementation side of things. 

What I didn't see in the presentation was a methodology or basis for an algorithm that could identify vacancies.

I think the biggest issue is with agents who are unfamiliar with investment methodologies and who are unwilling to do the extra work (figure out whether a property can cashflow and have the patience to go through several offers).We are in a seller's market, but I have to believe there are agents out there who can't stand holding their clients' hands and keep explaining that a pink walls can be repainted...I'm very numbers-oriented, pre-qualified for a loan and own other properties upstate.

. - espousing methodologies which may eventually run you afoul of the CRA and regulators here in Canada.If you search here on BP you will find many threads on Lease and Option agreements and tenant buyers.  

But, of course anyone working in Finance knows that amortization isn't an interest calculation methodology... it's a PAYMENT payment. 

I've not had a tenant get deported, but I've had a few get tossed in jail and that was the end of them.You may want to inquire of the background check methodology the PM is using.  

If you're still learning and this is your first flip, or if your ARV will not pass muster according to USPAP appraisal methodology, don't waste your time trying to work with Lima One, just take the 12% and 3 points from a bottom feeder HML.

I understand some methodology and ideology works for some and does not for others.

And, doing it with an engineering-based study (IRS' preferred methodology) with audit defense included, is going to be even more important.

I like this thread.It kind of always feels like we have to "convince" the right agents of what we are doing and our methodology.
