I subscribe to one agents email MLS notifications set for my parameters, then scan the local newspaper for foreclosures, visit the county courthouse weekly (pre COVID) for listings, monitor several auction sites and if I'm driving locally I call the # on many sale/rent yard signs to understand pricing.

I take a pic of the foreclosure listings in the local newspaper, then go to the courthouse to monitor the files of interest during the outbid period.  

Ask the monitors of the auction when those properties will come up on the docket that day and pay attention to when. 

You can set up the system so that the monitoring center will call you or anyone you designate before it calls the police. 

I was asking about the lat/long, just because it makes it easier to load into a mobile map app, and get the GPS to guide you on the D4D route.

Finally you can hire someone to monitor traffic and customer counts for a week to verify traffic as well.
